Fire Risk Assessment Toolkit

Landlords are required to assess the risk of fire in each of their rental properties – but some landlords do not know where to start and find it rather daunting leading to total avoidance so landlords with lower risk properties may wish to use a template to help guide them through the process. Nottinghamshire Fire and Rescue Service have some really useful fire risk assessment information on their website which is worth a look at Fire risk assessment - NFRS The NLA have also commissioned a Fire Risk Assessment Template for their members- NRLA website Landlords who own larger properties, HMOs or higher risk layouts/tenancies , are advised to seek external professional help from a range of companies who operate in this field. LACoRS Fire Safety Guidance

The guidance has been developed by LACoRS in conjunction with the Chartered Institute of Environmental Health (CIEH) and the Chief Fire Officers Association (CFOA). Officials in Communities and Local Government (CLG) have also provided considerable technical support. The guidance applies nationally and covers certain existing residential accommodation including single family dwellings, shared houses, bedsits and flats. It is not aimed at new housing built to modern Building Regulations. The guidance adopts a risk based approach to fire safety that will satisfy both the Housing Act 2004 and the Regulatory Reform (Fire Safety) Order 2005. It includes guidance to landlords on how to carry out a fire risk assessment. The guidance is equally relevant to landlords, managing agents, local councils and fire and rescue authorities. The guidance applies to both the private and social housing sectors LACoRS Guide
